Terms and Conditions

The terms for using the Speedly website and its related services.

Last updated November 3, 2026.

1 These terms

These terms govern the Speedly website at https://speedlyspace.com and its related services. For enquiries, contact contact@speedlyspace.com.

By using the Platform after these terms have been brought to your attention, or expressly accepting them, you agree to them. An advertiser means the person or organisation submitting a listing, including through an authorised representative or Speedly staff. Anyone accepting for an organisation confirms authority to bind it.

2 Platform content and user responsibility

Speedly is a property information platform. Users who publish listings, information, comments or other content must comply with these terms, applicable platform rules and Hong Kong law, and are responsible for their submissions.

Speedly makes no express or implied warranty as to the identity of any user or advertiser, or the authenticity, accuracy, completeness or suitability of user-submitted content. Users must exercise their own judgment and independently verify information. Speedly accepts no liability for losses arising from errors, omissions or misrepresentations in such content.

3 Accounts, access and duplicate registrations

Where an account is available, you must provide accurate details, have legal capacity to contract, protect your login and promptly report unauthorised access. You are responsible for activity you authorise through your account.

Each individual member and each advertiser organisation, including an estate agency company, may register and maintain only one account unless Speedly approves otherwise in writing. Any staff access expressly approved by Speedly forms part of the organisation's account. You must not sell, transfer, rent or lend your account or its access rights to a third party, impersonate anyone, misrepresent your organisation, or use other names, contact details or staff registrations to bypass this rule, package limits or promotional restrictions.

If duplicate registration is confirmed, Speedly may suspend or terminate duplicate accounts and associated access without prior notice, to the extent permitted by law. Unused paid services and tokens in terminated accounts may be cancelled or forfeited without refund, cash redemption or transfer under clause 10.

Fees for services already used remain payable. We do not impose an additional duplicate-registration administration charge.

4 Members who post listings

Members who post listings are responsible for the content they submit. Members acting as estate agents must hold a valid estate agent’s or salesperson’s licence applicable to their role. Owners, landlords and space operators listing their own space must be authorised to let it. All members must provide licence particulars (where applicable) and supporting documents as Speedly requires, including evidence of identity, authority and rights to publish.

If a member does not comply, Speedly may refuse or remove their listings, suspend access or terminate their account.

5 Property information and checks

Listings, maps and other property information are for preliminary reference. Unless a specific check is expressly described, Speedly does not independently certify ownership, advertiser authority, area, condition, availability, legal compliance or permitted use. Any stated check is limited to its stated scope and date.

Information supplied by users, advertisers or other third parties, and any links to external websites, does not mean that Speedly endorses or recommends that information or has any partnership with those persons or websites. You should verify all information independently and seek independent legal or other professional advice before making any decision.

6 Enquiries and property dealings

Depending on the features available, you may contact advertisers directly or use Speedly’s enquiry or messaging tools. Sending an enquiry does not reserve a property or guarantee delivery, response, a viewing or a transaction.

Property terms, payments, professional advice and transaction disputes are matters for the relevant parties. Speedly may investigate platform misuse without undertaking to resolve a property dispute. Advertisers may use enquiry data only to respond to that enquiry and for related dealings, and are responsible for their own obligations under the Personal Data (Privacy) Ordinance.

7 Prohibited conduct

Do not post false, misleading, fraudulent, defamatory, unlawful, infringing, threatening, harassing, hateful, discriminatory or obscene material; publish personal data without authority; send spam; or promote unrelated goods or services outside areas expressly approved by Speedly.

Without our prior written approval, do not post or transmit, anywhere on the Platform, links or directions to other property-listing websites, directly or indirectly. This includes hyperlinks, shortened or redirected URLs, QR codes, image watermarks and equivalent directions. Contact routes expressly provided or approved by Speedly are permitted.

Do not exploit technical defects, manipulate listings or rankings, create artificial views or enquiries, evade account or promotion limits, bypass access controls, evade a suspension or ban, or otherwise materially disrupt the Platform.

Without Speedly’s prior written approval, you must not scrape, harvest, collect, copy or extract Platform content or data, including listing and contact information, by manual, automated or combined means. This includes the use of bots, crawlers, scripts or other tools. You must not commercially republish Platform content or use it to train external AI models without that approval.

8 Content ownership, data and analytics

Public Content means text, photographs, plans, videos and other material you submit, or authorise submission of, for public display on the Platform. In consideration of access to our services, you assign to Speedly all present and future copyright you own in Public Content, worldwide for the full duration of those rights, without further royalties. You agree to sign documents reasonably required to give effect to this transfer.

Where copyright is not effectively transferred, you grant Speedly a non-exclusive, worldwide, royalty-free, transferable and sublicensable licence for the full duration of those rights to host, reproduce, adapt, translate, display, distribute and promote Public Content through Speedly’s website and apps, social media, email/WhatsApp and selected third-party channels, at Speedly’s discretion and without guaranteeing distribution or exposure, and to carry out the commercial uses below. To the extent permitted by law, the licence is irrevocable. You must identify third-party materials and obtain permissions, including necessary author consents, covering these uses.

You authorise Speedly to extract, structure, combine and analyse authorised listing information with other lawfully obtained information; create and retain historical datasets, statistics, benchmarks, reports, tools and models; and use, sell, license or supply these products to third parties for commercial research, market intelligence and product development. These products may include listing datasets, historical data, market reports, benchmarks, dashboards and APIs supplied to agencies, landlords, operators, investors, researchers and data businesses. This programme covers non-personal listing information and genuinely anonymised analytics, not identifiable personal data. No separate royalty or revenue share is payable unless agreed in writing.

Withdrawal or account closure does not reverse the assignment or licence. We will stop actively promoting a withdrawn or unavailable listing within reasonable processing time. We may retain and commercially use lawful non-personal historical data and anonymised derivatives, and records legitimately needed under our Privacy Policy. Historical information must not be represented as a currently available listing.

Speedly retains any intellectual property rights recognised by law in its original compilations, reports, software, models and other materials. This does not create exclusive ownership of bare property facts, transfer third-party rights or your pre-existing names, logos or trade marks, override non-transferable or privacy rights, or permit unrestricted use of personal data or private enquiries. We do not sell or license identifiable personal data. You remain responsible for your submissions.

9 Packages, payments and service remedies

Listings may be posted by licensed estate agents and salespersons, including on behalf of licensed estate agencies, and by owners, landlords and space operators for their own space, as set out in clause 4. Monthly and annual payment options are available, as specified in the selected pricing package.

For pricing, refer to the relevant pricing page. Prices, token allocations, validity periods, renewal arrangements and other package-specific conditions are set out on the relevant pricing or purchase pages presented before confirmation. Those conditions form part of your agreement with Speedly and govern the specific commercial details of your purchase. They do not override mandatory rights or the express service-failure remedy below. Subsequent updates do not retrospectively change an existing purchase.

Subscriptions and available top-ups provide tokens in a platform wallet for individual listing actions. Applicable token charges and service duration are displayed before confirmation. Tokens are non-transferable between accounts and cannot be redeemed for cash, subject to the service-failure remedy below and mandatory rights.

Fees purchase platform or advertising services, not tenants, transactions, views, enquiries or investment results. We offer support without a guaranteed response time or uninterrupted availability unless separately agreed in writing.

No refund is provided for unused time following voluntary cancellation or non-use. If Speedly materially fails to deliver a paid service, we will first remedy this through a suitable service extension or credit. If we cannot remedy the failure, we will provide a proportionate refund for the undelivered portion. This also applies if we end a paid service early without a breach by you. Breach-related cancellation and forfeiture are governed by clause 10.

10 Removal, suspension, bans and service changes

Speedly and its authorised staff may assess whether conduct breaches these terms and its seriousness, using reasonable discretion based on the information available. We may act against prohibited conduct and other misuse that materially disrupts the Platform, even if the particular method is not expressly listed.

We may refuse, edit, restrict, move or remove listings or other content; suspend posting, messaging or account access; cancel promotional benefits; or terminate accounts. Serious or repeated breaches may result in a permanent ban. We may act without prior notice where a breach is established or urgent action is needed to protect users, the Platform, an investigation or legal compliance. Formatting changes must not create a misleading property claim.

Where action is reasonably justified by your breach, previously paid fees are non-refundable and unused paid services, credits or tokens may be cancelled or forfeited without refund, cash redemption, transfer or compensation, to the fullest extent permitted by law. This does not remove mandatory rights or an express remedy already agreed under clause 9 for Speedly’s own failure to supply a paid service. Fees for services used remain payable.

We may change or discontinue free features. Other paid commitments remain subject to clause 9. We do not undertake to review every listing. Reports and requests to review an account decision can be sent to contact@speedlyspace.com.

11 Disclaimer of liability

The Platform and its content are provided on an "as is" and "as available" basis. Speedly disclaims all express or implied warranties, including that content is correct or up to date, that the Platform suits a particular purpose, or that access will be continuous, secure or free from errors or harmful code.

Except for the remedies in clause 9 and any liability that cannot be excluded or limited by law, Speedly excludes all liability for any claim, loss, damage, cost or expense arising from or connected with use of, reliance on, or inability to use the Platform, its content or services. This applies whether a claim arises in contract, tort including negligence, breach of statutory duty or otherwise.

This exclusion covers listing errors and omissions; advertiser or user conduct; property dealings and disputes; published contact information; external services and links; automated outputs; changes, suspension or removal of content or access; and outages, maintenance, security incidents, data loss or events beyond our control. It extends to direct, indirect, incidental and consequential losses, including lost revenue, profits, business opportunities, data and wasted expenditure.

12 User responsibility and indemnity

You bear full legal responsibility for your own conduct and content on the Platform.

You will indemnify Speedly and its affiliates, and their directors, officers and employees, against all third-party claims, resulting losses, damages and costs, including legal fees, arising from your breach of these terms or of any law, your content (including unauthorised or materially misleading content), infringement or unlawful disclosure of personal data.

13 Privacy and changes to these terms

Our Privacy Policy explains how we handle personal data. Accepting these terms does not itself constitute consent to optional marketing.

Speedly reserves the right to add, modify or delete these terms at any time without prior notice. All revisions take effect immediately upon publication on our website. If you continue to use Speedly or its related services, you agree to be bound by the latest terms. You should regularly review these terms and related policies on the Platform. Changes will not retrospectively remove accrued rights or rewrite paid commitments.

14 Complaints and governing law

Send platform complaints to contact@speedlyspace.com, identifying the listing and concern. These terms are governed by Hong Kong law, and disputes are subject to the Hong Kong courts, subject to any mandatory rights.

If a provision is unenforceable, the remaining provisions continue so far as legally possible. Delay in enforcing a right does not waive it. Accrued payment obligations, applicable content rights, liability provisions and indemnities survive termination to the extent relevant. If the English and Traditional Chinese versions conflict, the Traditional Chinese version prevails, without affecting statutory rights.
